Job Title: Floor Technician Team Leader
Minimum Experience: 4 Years
Description:
This is a full-time, non-exempt, working supervisory position that reports to the Associate Director of Facilities Management and Services. Responsibilities include the supervision of all floor/tile technician staff and providing assistance to the Associate Director with specific office and clerical duties as assigned.

ESSENTIAL DUTIES and RESPONSIBILITIES include but are not limited to the following:

Scrub, strip, wax and polish floors using heavy
industrial type powered scrubber and buffers;
Vacuum rugs in offices and public areas;
Shampoo rugs periodically using heavy vacuum cleaner and rug shampooing machine;
Move heavy furniture, supplies and miscellaneous equipment, as directed;
Report items that need repair (doors, door checks, furniture lights, faucets, etc.);
Sweep or shovel snow from steps and walks at building entrances and connecting walks;
Use light and heavy (industrial type) floor machines and attachments;
Transport moderately heavy objects or equipment as required;
Clean, oil and adjust cleaners and scrubbers and change brushes, pads, rollers, buffers and other attachments;
Remove, wash and replace ceiling lighting fixtures using ladders and scaffolds;
Replace room overhead incandescent and fluorescent lights; replace desk lights;
Distribute housekeeping supplies as needed;
Setup and maintain conference rooms in a clean and efficient manner;
Periodic dusting and sweeping of residence hall stairs;
Inspect and clean interior and exterior residence hall windows;
Clean and shine residence hall elevators;
Maintain cleanliness of the Mail Center;
Perform related duties as assigned.

Supervisory duties include:

Lead and work with floor technician staff in housekeeping services;
Communicate daily with key administrative and staff on special events and functions that may require special furnishing arrangements, etc.;
Inspect equipment to determine needs for repairs, new parts, overhaul, replacement as well as cleanliness before and after use;
Assist in training new employees on cleaning materials and equipment techniques by demonstrating and explaining efficient, economical and safe methods;
Supervise, and direct day to day floor technician services to ensure all tasks are performed according to established priorities;
Observe and report any and all defects, deterioration, and wear and tear on the facilities using the work order system;
Inspect all dormitories and campus houses floors on a routine basis to assure that deficiencies are corrected;
Counsel and advise staff members on performance issues; prepare coaching forms;
Prepare performance planning and evaluation forms and conduct evaluation discussions;
Maintain inventory control of floor maintaining supplies such as wax, stripper, and any special products.


Requirements:
Our ideal candidate profile will include:

High school diploma or GED and a minimum of four (4) years of related experience, or equivalent combination of education and experience required; one (1) or more years of supervisory experience preferred.

Must possess excellent interpersonal skills; be able to interact in a diverse community and adapt to changing situations.

Good oral and written communication skills required, with the ability to read and interpret documents such as operating and maintenance instructions, and procedure manuals. Must have good proofreading skills and be detail-oriented. Must have the ability to write correspondence such as letters and internal e-mail communications. Must be able to speak effectively when interacting with the Spelman community.

Must be able to utilize e-mail systems such as Lotus Notes/Outlook. Basic computer software skills using the Microsoft Office Suite including (Word and Excel) are preferred. Must have the ability to create such things as general correspondence, complete evaluation forms, equipment status reports, coaching forms, and cleaning supply requests.

Must be able to frequently lift and/or move up to 100 pounds.
